Yes, you are the deeded beneficiary of a trust (a Fideicomiso) inscribed in the Public Registry. It is a stronger document than a Mexican title since it is not subject to embargo or confiscation. The property can be inherited or sold for full market value at any time. The trusts last for 50-year terms and can be renewed indefinitely.
What Are the Fees Attached to the Trust?
The trust has an annual fee, which is about $550.00 U.S.D., which is payable to the bank acting as trustee.
What is Fractional Ownership?
You own an independent, one-fourth interest (13 weeks) of an entire Villa. A reservation system based on an annual rotation ensures that you will receive one month in winter, spring, and summer/fall season. We also offer a one-eighth (6 weeks) interest, which entitles you to the usage of two Winter weeks, two Spring weeks, one Summer week & one Fall week every year.
May I Purchase an Entire Villa?
Certainly. You may purchase an entire Villa and use it exclusively for your own use. The same as you would when you purchase a home.
May I Rent Out My Villa?
As an owner, you have numerous options. You may rent out your Villa by yourself or with the Villa La Estancia’s Rental Program. Also, the Villas have lock-off capability in the rooms, which allows you the freedom to use and/or rent all or just a portion of your Villa.
